The farm lies approximately 2 miles west of Pleasant Hill and approximately 4.5 miles south of Atlas, Illinois.
From Pleasant Hill
From the west edge of Pleasant Hill, drive 1.9 miles NW on State Highway 96. Turn left on graveled 334th street and drive about .7 miles south to the northeast corner of farm.
From Atlas intersection
Drive approximately 4.6 miles southeast toward Pleasant Hill. Turn right on the gravel 334th street (about a half mile past Panhandle Easter Pipe Line). Take 334th street about .7 miles south to the northeast corner of the farm.

AUCTION PROCEDURE
Bidding will be in terms of dollars-per-acre, based on stated taxable acreage figures.
Tracts will be sold "Buyer's Choice", whereas the successful bidder may choose any or all tracts. This process will repeat until all tracts have been sold.
The auction will be conducted live, in person with remote online simulcast bidding available. There are no auction buyer's fees.
AUCTION TERMS
Successful bidders will be required to sign a Real Estate Contract and make a non-refundable 10% earnest money deposit at the immediate conclusion of the auction. The balance of the purchase price will be due at closing on or before September 5, 2025. Bidding/purchase is not subject to financing or other contingencies. Possession will be granted at closing, subject to the 2025 farm lease. Farm possession will be granted upon removal of the 2025 crop.
Seller will provide title insurance. Seller shall pay 2024 real estate taxes due in 2025, and estimated 2025 tax due 2026 via a credit against the purchase price.
Sny Island Levee Drainage District Special Assessment and 2025 assessments have been paid in full by Seller. Buyer will be responsible for all future drainage assessments.
