Auction Procedure: 

The farm will be offered in one tract on a dollar per acre basis, based on surveyed acreage.

Real Estate Terms: 

Successful bidder will be required to sign a Memorandum of Agreement contract at the auction. 10% down payment will be due at the auction. The balance will be due at closing, on or before Monday April 29, 2019. Seller will provide title insurance. 2018 real estate taxes will be paid by the Seller, 2019 real estate taxes will be the responsibility of the Purchasers.

100% full possession will be granted upon closing. Farm sells free from any tenancies.
