6 miles northwest of Pittsfield, IL: follow CH 3 (New Salem blacktop) north of Pittsfield 3.5 miles then go west on 280th Ave 2 miles then go north on 350 St 1 mile. Legally, property lies in the SW ¼ of Sect. 28 and the SE ¼ of Sect 29 in New Salem Twp., Pike Co., IL.

Tract 1 - 35.26 +/- Acres

Tract 1 is a great combination tract with ~73% tillable land, mature and brushy timber areas and a ½ acre pond, all for top notch hunting and recreation. The farmland is approximately 25.57 acres, with productive soil types primarily being Winfield and Menfro with an overall average PI of 108.9. Tract 2 is approximately 90% tillable with 17.86 FSA tillable acres and predominantly Winfield, Menfro and Elco soils with a soil PI of 107 FSA. The farm is improved with dry dams and risers, borders all three companion tracts and has 290th Ave frontage on the south and 350th Lane frontage on the west.

Auction Procedure

Tracts 1 through 3 will be offered individually, on a dollar-per-acre basis, using the Buyer’s Choice method where successful bidder(s) will have the option of selecting any of Tracts 1 through 3, or any combination of tracts.

 

​Once the successful bidder has chosen their desired tracts, any remaining tracts will then be sold via the same method until all tracts have been selected. ​

 

Next, Tract 4 will be sold individually on a total-dollar basis.

 

Once any tract is chosen it will no longer be available.

The auction will be conducted live, in person and remote online bidding will be available. There are no online (or in-person) buyer's fees.

Auction Terms

This is an absolute auction. All tracts sell to the highest bidder(s) with no reserve. Successful bidder(s) will be required to sign a real estate contract and make a 10% down payment at the immediate conclusion of the auction. The balance of the purchase price will be due at closing on or before Monday, August 18, 2025.

 

Sellers will provide title insurance.

 

2024 Real Estate Taxes - To be paid by Seller.

2025 Real Estate Taxes:

Tracts 1-3: to be paid by the purchaser.

Tract 4: to be prorated to the date of closing (based on most recent tax bills available).

Possession

Tracts 1 & 2: Possession will be granted upon closing subject to the 2025 Farm Tenant’s Lease Agreement. Buyer(s) will assume the Landlord’s position in the 2025 Farm Tenant’s Lease Agreement and receive the full 2025 cash rent payment. 

 

2025 cash rent will be credited to Purchaser(s) at closing as follows:

Tract 1 rent proration: $3,186.

Tract 2 rent proration: $2,214.

Tract 3: Possession granted upon closing subject to the USDA CRP contract.

​Tract 4: 100% full possession will be granted upon closing.
