Auction Procedure: Real estate will be sold as one parcel and will be sold on a total dollar basis. Real estate will be offered at live simulcast auction, meaning both live and online bidding are available during the auction. There will be no pre-bidding on this auction.


The real estate will be sold as one parcel that includes the home, barn, pole shed, lawn shed and lake sitting on a surveyed 12.32 +/- acres. Personal property conveying includes trash compactor, microwave and dishwasher in kitchen, two 1,000-gallon LP tanks (buyer will pay seller for measured amount of remaining gas at purchased price – call for details).

Successful bidder(s) will be required to sign a Real Estate Contract and make a 10% down payment at the immediate conclusion of the auction. The balance of the purchase price will be due at closing on or before Monday, June 20, 2022. Seller will provide title insurance. 2021 real estate taxes will be paid by the Seller and buyer will receive credit for prorated portion of estimated 2022 real estate taxes.

Buyer(s) will receive full possession upon closing.
