Auction Procedure: Tracts 1-3 will be offered Buyer’s Choice individually, on a
dollar per acre basis, until each has been chosen. Then, Tract 4 & 5 will be offered
choice via the same method. Then, Tracts 6 & 7 will be offered choice using the same
method. Multiple tracts may be selected by the current high bidder; however, no
tracts will be available once they have been claimed.
Real Estate Terms: Surveyed acre figures provided will be used to determine final
valuation of each tract.
Successful bidders will be required to sign a Memorandum of Agreement at the
auction. 10% of the purchase price will be due as down payment at the auction. The
balance will be due at closing, on or before Monday, July 16, 2018. Seller will
provide title insurance.
Purchasers will enter into a 50/50 crop share agreement with the current tenant RG
Farms, will reimburse Seller for 2018 inputs at closing and will receive the
landlord’s share of the 2018 crop. 2018 real estate taxes will be paid by the
Purchaser.
Possession, subject to the rights of the 2018 crop tenancy, will be granted upon
closing. Farms sell free of any other tenancies.
