A pre-auction survey will provide acreage figure to determine final valuation. Successful bidders will be required to sign a Memorandum of Agreement at the auction. 10% down payment will be due at the auction. The balance will be due at closing, on or before Monday, April 30, 2018. Seller will provide title insurance. 2017 real estate taxes will be paid by the Seller, all subsequent real estate taxes will be the responsibility of the Purchasers.
Possession, subject to the rights of the 2018 crop tenancy with Smithers Farms, will be granted upon closing. Purchaser will enter into the existing 2018 farm lease agreement with the current tenant. Purchaser will receive the entire 2018 rent payment of $11,000. Farm sells free of other tenancies.
