Auction Procedure: The entire auction will be conducted from the Parcel #1- 2515 Maine St. location. Parcels will be offered and sold individually, in parcel number order.  

Terms: Properties each sell absolute, to the highest bidder(s) with no reserve. Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay a non-refundable ten percent (10%) down payment. The balance of the bid price will be due at closing to be held no later than April 30, 2021. Early closing dates available per agreement of the parties. Full possession of Parcels 1 & 4 will be granted upon closing. Parcels 2 & 3 sell subject to rights of residential tenant in possession per most recent Illinois COVID Disaster Proclamation dated February 5, 2021, and as may be extended by Governor’s proclamation. Buyers of Parcels 2 & 3 may negotiate an ongoing lease arrangement with current residential tenants if desired. Alternatively, the seller will make arrangements (at seller’s expense) to secure for buyer(s) full access to Parcels 2 & 3 free of residential tenant’s rights as soon as practical. Seller agrees to postpone closing date on Parcels 2 & 3 if necessary, to secure buyer(s) full access rights.
