Auction Procedure: All tracts sell Absolute, to the highest bidder. First, Tracts 2, 3 & 5 will be offered Buyer’s Choice until each has been chosen. The balance of the tracts will then be sold in numerical order, individually with no combinations. Tracts 1-5 and 7-10 will be offered on a dollar per acre basis. Tract 6 will be sold on a total dollar basis.  

Real Estate Terms: Surveyed acreage figures to be provided at the auction will be used to determine final valuation of each tract being sold on a per acre basis.  

Successful bidders will be required to sign a Memorandum of Agreement at the auction. 10% of the purchase price will be due as down payment at the auction. The balance will be due at closing, on or before Monday, September 23, 2019. Seller will provide title insurance. 2019 real estate taxes will be paid by the Seller.  

 

Possession, subject to the rights of the 2019 crop tenancy, will be granted upon closing. Farms sell free of any other tenancies or leases.
