Tract Details
Tract 1: 88.98 ± Surveyed Acres
Tract 1 has owned 30' access to Ambrosia Hollow Road. The access is being granted by deed to the new owner east of the existing gateway and is marked by survey flagging.
Tract 2: 165.70 ± Surveyed Acres
Tract 2 deeded access is approximately indicated by maps and lies east of ditch (marked by survey flagging onsite) that extends north of Ambrosia Hollow Road, in addition to current access being the existing long-time driveway easement west of said ditch.
Auction Procedure
Property will be offered in 2 tracts. Bidding will be in terms of dollars per acre, based on surveyed / tax acreage figures. Tracts will be sold "Buyer's Choice", whereas the successful bidder may choose either or both tracts. This process will repeat until both tracts have been sold.
The auction will be conducted live, in person with remote online bidding available. There are no online (or in-person) buyer's fees.
Auction Terms & Conditions
Successful bidders will be required to sign a Real Estate Contract and make a 10% earnest money deposit at the immediate conclusion of the auction. The balance of the purchase price will be due, and possession granted, at closing on or before Friday, April 24, 2026. Bidding/purchase is not subject to financing or other contingencies.
Seller will provide title insurance in the amount of the purchase price. Seller shall pay 2025 real estate taxes due in 2026 based upon the most recent available tax figures, via a credit against the purchase price. 2026 real estate taxes will be prorated to the date of closing.
100% possession including full 2026 farming and hunting rights will be granted to Buyer upon closing.
